STAGING TIPS FOR HOME SELLERS

A clean and de-cluttered house helps a buyer mentally “move in” and see themselves living in your home. Here are some recommendations for cleaning and decluttering your home prior to a photo session and/or photo shoot. Do what you can - every little thing helps!

INTERIOR

​

  • Clear all unnecessary objects from furniture throughout

       the house. 

  • Keep accessories and objects on furniture restricted to

       groups of 1, 3, or 5 items. 

  • Many times home owners have too much furniture in a room. Rearrange or remove furniture as needed - it will

       make the rooms appear larger. 

  • If possible, use the garage as a temporary holding area for furniture and objects - I typically won’t shoot garages.

  • Clean windows will let in more light and make for better photos and video. At the very least, I recommend cleaning the kitchen, dining room, and living room windows.

  • Remove personal pictures and objects if possible, if not, at least makes sure hung objects are level. 

  • Remove pool table covers; rack up a set of balls and place a couple pool cues on table.

 

 

KITCHEN

  • Clear all unnecessary objects from the kitchen

       countertops; my recommendation is if it hasn’t been

       used for three months, put it away. 

  • Clear refrigerator fronts of messages, magnets,

       pictures, etc.

BATHROOMS

​

  • Remove any unnecessary bathroom items from the

      countertops, tub, shower stall, and toilet top. Keep

      only the most necessary cosmetics in one small group

      on the counter.

  • Hide toothbrushes

  • Close toilet lids 

  • Coordinate towels in one or two colors only.

EXTERIOR

​

  • Go around the perimeter of the house and remove

       all garbage cans, discarded wood scraps, extra

       building materials.

  • Clear patios or decks of little planters, flower pots,

       charcoal, grills, toys, and other small items

  • Prune bushes and trees. Keep plants from blocking windows.

  • Remove any dead plants, weed all planting areas

  • Mow and edge the lawn

  • If possible, put down fresh mulch
